The table is the easy half. This is the part a table cannot do.
Suits people working in or near Boulder who will not pay Boulder prices, and who want a downtown they can walk to on a Friday. The catch is that most of Erie is subdivisions built since 2000 and only the old grid around Briggs Street is walkable, so where you buy decides whether you get the town or the commute. Ask which county, which school district and which metro district before you fall for a house: all three change from one street to the next.
Suits northern Colorado commuters. The US 34 interchange is on the west edge, which puts Loveland at ten minutes, Greeley at fifteen, Fort Collins at twenty-five and Denver at fifty. One school district throughout, which is one fewer thing to check than Erie. The trade is that the shopping has moved out to the interstate and Parish Avenue is quiet.
Suits people who want a Main Street that is genuinely a main street, and the lakes, at Larimer County prices that stop short of Fort Collins. Fifteen minutes to Loveland or Longmont, twenty-five to Fort Collins, and the FLEX bus actually runs — the only town here where a commute without a car is a real option. It doubled in a decade, so a good deal of it is new.
Suits people who want to be minutes from Fort Collins without paying for Fort Collins. It went from 625 people to 6,487 in ten years, which is the largest proportional change of any town here by a wide margin, and it shows: Old Town Main Street is a couple of blocks and everything else was built this decade around the Harmony Road retail. Come for the reservoir and the river trail, not for an old town centre.
Suits people who want small and mean it. It is unincorporated — no town council, no municipal tax, county services, and an incorporation question on the 2026 ballot that is worth reading before you buy. Seven per cent growth in a decade, which in this company is a rounding error. Twenty minutes to Boulder or Longmont on the Diagonal, and the BOLT bus stops at Niwot Road.
Suits people who want the mountains to start at the end of the street. It is the canyon mouth: sandstone, the St. Vrain, Planet Bluegrass, and a town that rebuilt itself after the 2013 flood and talks about it. Twenty minutes to Boulder, an hour to Denver, no transit at all. It has barely grown, which means it is expensive, and the river is both the reason to live there and the thing to ask a surveyor about.
Suits people who want acreage and sky and will trade an hour of driving for it. It is on the Palmer Divide at 6,477 feet — the highest town here by over a thousand feet, with the weather that implies. Inside town you get water and sewer; outside it you own a well and a septic system, and you should have both inspected and the well's yield documented before you buy. Forty-five minutes to the Tech Center, and Denver is not really the point.
Boulder commute and a walkable old downtown: Erie. Northern Colorado commute, simpler schools and the interstate at the end of the road: Johnstown.
Population is the 2020 census. Several of these towns have grown a long way since — Timnath and Johnstown especially — and each guide's Moving Here page carries the later estimate and the source for it. Elevation and incorporation dates are the published figures for each town. Drive times are off-peak estimates from each town's own guide, not a promise about the Boulder Turnpike at half past five.
There is no median-home-price column. Getting it right means a named source and a quarterly re-check, and a figure that is eighteen months stale is worse than no figure at all. The listings links on each town's Moving Here page show what is actually on the market today.
Niwot has no incorporation date because it has never incorporated. It is a census-designated place under Boulder County, which means county services, no town council and no municipal tax — and an incorporation question that is on the ballot in 2026. If you are comparing towns on how they are governed, that is the one real difference on this page.
